This 75 acre Phase 1 Retail Center was designed and approved as part of a Development of Regional Impact (DRI) that required intensive coordination with all local, county and state agencies under the direction and authority of the East Central Florida Regional Planning Commission. Artech’s role in the DRI as part of the Developer’s team of civil and traffic engineers, environmental and geotechnical consultants, real estate consultants and land-use attorneys was site planning, coordination of graphics and textual responses, attendance at and presentations to multiple agencies and public forums, and negotiation and design of final sustainable design elements. This work was completed in 18 months prior to the beginning of our traditional project role of design and construction contract administration of approximately 300,000 square feet of retail space, anchored by Kohl’s and Target, that included Michael’s, HHGregg, Marshall’s, Petco, ULTA, Ross Dress for Less, Dollar Tree and numerous other national and regional shop retailers and in-line restaurants.

Subsequent to the Phase I construction, Artech has recently completed a 14 screen theater that will be the catalyst for the completion of the 30 acre Phase 2 development that was also approved as a part of the initial DRI process.
